Common Questions

Understanding affordable housing development.

Quick answers about LIHTC, QCTs, Opportunity Zones, and how land owners and cities partner with affordable housing developers.

What is LIHTC (Low-Income Housing Tax Credit)?

LIHTC is the federal program that gives developers tax credits in exchange for building or rehabilitating affordable rental housing. It is the primary funding source for new affordable housing in the United States. Enriched Communities specializes in structuring 4% and 9% LIHTC deals alongside tax-exempt bonds, HUD financing, and private capital.

What is a Qualified Census Tract (QCT) or Difficult Development Area (DDA)?

QCTs and DDAs are HUD-designated geographies where affordable housing projects qualify for a 30% boost in eligible LIHTC basis. Land located in a QCT, DDA, or Opportunity Zone is significantly more valuable to an affordable housing developer.

I own land in an MSA — how do I bring it to a developer?

Contact Enriched Communities. We routinely partner with land owners, brokers, and small developers in Metropolitan Statistical Areas. We handle entitlements, financing, design, and construction, and we structure broker commissions and seller participations on land we acquire.

What is a master-planned community?

A master-planned community (MPC) is a large-scale development that combines housing, retail, civic space, parks, and amenities under a single coordinated plan. Enriched Communities designs intergenerational MPCs that integrate affordable family housing, senior housing, and community resources.

Have land, a city need, or capital to deploy?

We work with city managers, mayors, county supervisors, investors, lenders, family offices, brokers, and small developers to bring affordable and master-planned communities to life.
